Texas Mother Purchases Energy Efficient Family Home with Help of CDFI Financing

When Esmeralda Leyva needed assistance to facilitate the purchase of her home due to her income status, she turned to Affordable Homes of South Texas, Inc. (AHSTI). Through the Texas Department of Housing and Community Affairs funding, AHSTI was able to reduce the gap between the appraisal cost and the amount Esmeralda was able to afford. AHSTI provided down payment assistance and closing cost support, along with funding for the lot release which allowed Esmeralda and her family to move into their new home.

The home is ENERGY STAR ® Certified, RGV Green Built Certified, and has a 2-10 warranty. As a result, Esmeralda’s home delivers energy efficiency savings of up to 30 percent compared to non-green homes, while also enhancing the air and temperature quality and creating a healthier environment for her and her family. In the long-term after meeting traditional housing costs, Esmeralda’s mortgage payments will eventually help increase discretionary income for her family, allowing them to build savings and cover other necessities.

“I did this for my kids. As a single mom it was difficult to make ends meet, but Affordable Homes gave me the opportunity to provide shelter for my family,” Esmeralda said.
