Background

Since inception in 1996, IDF has originated 1,499 loans representing $198M on its balance sheet through June 30, 2021.   During the same period, IDF originated an additional 1,407 loans representing $57.9M in activity on behalf of its third-party clients. In addition to operating its own $60M revolving loan fund, IDF manages financial assistance programs for more than 45 distinct third-party public and private loan funds throughout the region. With a full staff of commercial lenders, licensed consumer mortgage loan originators, loan servicers, and full-service back-office functionality, IDF offers its clients a comprehensive solution from initial inquiry to final disposition of financial assistance requests.  We also provide the confidence that all transactions are compliant with all local, state, and federal lending regulations. Cumulatively, the organization has delivered over $250M in financing, leveraging over $2.5B in capital in support of its mission.

Summary

In this position, you will lead a small team to work with third-party partners to administer contracted funds with the mission of deploying capital for affordable housing developments. The Senior Commercial Lending Specialist will combine a passion for service with their experience in lending to create a meaningful and lasting impact on service partners, affordable housing developments, and the families we each serve. The activities this position will lead and directly engage in include: relationship development with existing and prospective clients; program development; strategic planning at the program level, loan processing, underwriting and loan closing, and transfer of files to servicing.

Responsibilities

Management and Oversight:
•Manage, lead, and mentor staff including Commercial Credit Analyst(s) personnel.
•Manage assignment of workloads between staff ensuring loan requests and modifications are handled efficiently and processed in a timely manner.
•Ensure loan requests are underwritten consistently and in accordance with the approved credit policies, procedures and standards.
•Collaborate with internal and external teams on the development and implementation of third-party programs focused on commercial lending activities. This includes aiding in the development of third-party policies, guidelines, and processes.
•Regularly exercises discretion and judgment in the performance of essential job functions.

Credit Analysis & Underwriting:
•Oversee the underwriting of complex commercial loan requests.
•Conduct thorough financial analysis to support assessment of credit risk for new loans, modification requests and periodic loan reviews. This includes preparation of spreadsheets and models to support the analysis and credit decision for new and existing credit applications.
•Collaborate on related underwriting guidelines and expectations, develops required loan presentation content and standardized approaches, and recommends updates, as appropriate.
•Prepare detailed credit presentations including review of property, sponsor, appraisals, market studies, environmental assessments, market demographics, etc. and make appropriate loan structure and approval recommendations.
•Present analysis and recommendations to third-party client and governance committees, as appropriate.
•Provide technical assistance to borrowers and potential borrowers (TA areas include affordable housing financing and development, non-profit facilities, economic development, energy efficiency financing, etc.)
•Assist IDF staff and legal counsel in the preparation, negotiation, and review of loan documents.
•Work directly with third parties including title companies, attorneys and other consultants as necessary to facilitate obtaining due diligence items and coordinating the closing of a loan.
•Provides advice and expertise on troubled credits as to best course of action.
•Review and/or approve draw requests including all supporting documentation.
•Aid in managing loan workouts and foreclosure proceedings in a manner that balances IDF’s commitment to sound financial practices, the production/preservation of affordable housing, and positive investor relations.

•Assist the Director of Commercial Lending in implementing the IDF third-party strategic plan, particularly in areas related to lending policies, process, and portfolio performance.
•Maintain prompt and consistent communication between all parties (including broker, customer, loan officer, and loan processor) in order to communicate the status of loan analysis and any outstanding issues or concerns.

Reporting and Compliance:
•Prepare quarterly portfolio review analysis and reports for Director of Commercial Lending and third-party client as applicable.
•Assist in the preparation and reporting to investors about the loan portfolio impact and performance.
•Review credit files to be in compliance with policies and escalate discrepancies and/or variances when identified.
•Work as liaison between clients and loan servicing team to gather and review ongoing compliance and monitoring documentation, as needed.
•Assist with the compilation and preparation of various management reports as assigned.

Compensation and Benefits

Salary Range: $65,000 – $75,000
