The Senior Associate, Impact Investments is a newly created position on Boston Financial’s Impact Investments Team supporting American Community Capital, LLC (ACC), and will assist with the expansion of Boston Financial’s multifamily investment offerings in affordable housing while continuing its legacy of “best in class” service and reputation for quality investments across the U.S. ACC, a subsidiary of Boston Financial, was recently certified as a Community Development Financial Institution (CDFI) Loan Fund, and has an exemplary track record of providing innovative loan products designed to support affordable housing sponsors and developments for tenants with incomes at or below 80% of the area median income. The Senior Associate will support the design and deployment of ACC offerings, with thoughtful recommendations based on data-driven analysis and experience underwriting affordable housing deals, Low Income Housing Tax Credit (LIHTC) equity transactions, and/or CDFI loans and investments. They will perform complex financial / data analysis to assist the development of loan products and funds, support the growth and development of new and existing investor relationships, and work to ensure maximum profitability. In addition, they will develop, refine, and enhance reporting, fund management, and processes across the platform. ACC is led by Boston Financial’ s Chief Production Officer and draws upon Boston Financial for referrals, resources, and other support. Boston Financial plans to build on ACC’s success by beginning to leverage third-party capital and expanding ACC’s offerings.


  • Conduct ad hoc financial / data analyses or support the execution of analyses
  • Perform the manipulation of property-level and fund-level data into financial models for evaluation of project/fund feasibility and profit maximization
  • Utilize more advanced statistical techniques to support analysis and solve business problems
  • Work with team to survey the competitive landscape and assist in designing products offerings that meet market needs and deliver solid risk-adjusted returns to ACC investors
  • Identify and analyze key drivers of trends within the segment; Develop and monitor performance indicators
  • Create recommendations and drive implementation through effective partnership with stakeholders
  • Assist with quarterly and annual forecasting and budgeting
  • Inform and support the implementation of Salesforce CRM software to track deal flow and data
  • Revise and update financial models to ensure consistency of underwriting practices and soundness of ACC offerings
  • Assist with the cultivation of new investor relationships by preparing financial modeling and data visualization for ACC marketing materials and reports
  • Work with Production, Fund Management, and Asset Management to prepare and update presentations for investors, as needed
  • Periodically, join senior leaders for investor meetings and portfolio reviews to provide business/technical insight and understanding


Engages and collaborates with a wide variety of company staff across multiple teams and departments at all management levels within the organization (including the Investment Valuation Team, Account Managers, Originators, and Capital Officers). In addition, you will engage routinely with a wide variety of external partners, including clients, investors, developers, and others.


  • Bachelor’s degree in a quantitative field is strongly preferred (ex. Finance, Business, or Economics, Mathematics, Statistics, with strong business and finance)
  • Typically, a minimum of 5-6 years of analytics and financial modeling experience, preferably in multifamily real estate, affordable housing, or community development
  • Experience underwriting affordable housing transactions, preferably with a working understanding of Low Income Housing Tax Credits (LIHTCs)
  • Experience working in Community Development Financial Institution (CDFI), highly desirable
  • Understanding of complex real estate and financial transactions, conventional multifamily return terminology and methodology, and partnerships, preferred
  • Must have an understanding of general accounting principles
  • Strong analytical skills; Strong critical thinking skills; Attention to detail
  • Strong verbal, written, and presentation skills; Ability to translate complex technical analysis to non-technical audiences to inform understanding and effective business decision-making
  • Ability to interact appropriately, and communicate effectively, with a wide range of individuals including peers, subordinates, senior management, and other stakeholders.
  • Actively engages with other team members; Serves as a subject matter expert, sharing skills and knowledge with less experienced analysts and others
  • Solid project management skills with the ability to balance projects and ad hoc requests, meeting firm deliverable deadlines
  • Demonstrated strong problem‐solving skills
  • Advanced Excel skills
  • Salesforce experience, a plus
  • < 10% Travel required
