Who We Are
Founded in 1988 by volunteers, Mountain Housing Opportunities is western North Carolina’s non-profit leader in preserving and creating safe, stable, and affordable housing in the Asheville region and beyond. Mountain Housing Opportunities serves over 2,000 households each year through affordable rental homes, essential home repair, construction and sale of new affordable homes, and down payment assistance. MHO’s mission is to build and improve homes, neighborhoods, communities, and lives, and build hope and dignity in the people we serve.
MHO has financed and developed 1,346 affordable apartments, helped more than 500 families and individuals achieve homeownership, and provided safety-related home repairs to over 4,000 homeowners. MHO maintains an active development pipeline that includes 420 new apartments across five sites. We are actively developing affordable for-sale housing at three sites.
MHO operates as a CDC/CDFI. MHO and MHO Loan Fund together own approximately $50M in assets, plus an additional $130M in multifamily assets for which MHO is managing member of investor properties developed by MHO through LLCs. MHO is a part of the national NeighborWorks Network of Excellence, an affiliation of more than 240 nonprofit organizations located in every state, the District of Columbia and Puerto Rico (https://www.neighborworks.org/). Summary
The President & CEO is the executive officer of the agency and if so designated by the Board of Directors, a member of the Board of Directors, the Executive Committee, and other designated committees of the Board. The President & CEO is chiefly responsible for leading the agency toward fulfillment of its mission and goals. Drawing together the abilities and energies of the Board of Directors, the Staff, and the community, the President & CEO provides leadership, direction, administration, and management to govern the operations and ensure the long-range success of the organization.
Responsibilities
General Responsibilities
- Directly supervises and works closely with the Team to provide executive leadership for MHO
- Oversees major decisions and assures that Team members implement their departmental work plans and meet their departmental objectives
- Oversees all organizational growth and development
- Serves as the principal leader, representative and primary spokesperson to the greater community, including but not limited to state and local government agencies, community agencies, constituent groups, corporations, media, funders and housing development organizations
- Recruits and retains the leadership and talent necessary for mission success
- Fosters and maintains positive Staff communication and productive relationships with Staff
- Engages all Staff members and, keep them well informed and performing at the highest possible level
- Serves as the principal compliance officer for the organization, delegating authority as needed. Ensures compliance with all Board-approved and other agency policies and procedures
- Ensures that all Staff relationships with external partners are positive and productive
- Ensure compliance with applicable laws, regulations, funder requirements, and agency policies.
Strategic Planning and Program Development
- Leads MHO’s short-term and long-term strategic planning, including preparation and implementation of all strategic plans
- Ensures that all Staff relationships with external partners are strong and productive
- Works with the Board and the Team to create and achieve short- and long-range (three-year) strategic and programmatic goals
- Assures that all organizational plans are in place, with Board and Staff goals clearly set forth, and clear benchmarks for measuring success
- Connects key stakeholders with all plans and assures their support
Board Relations
- Keeps Board informed of the organization’s program and operations, including its progress in implementing strategic plans
- Fosters Board engagement in the activities of the organization
- Maintains a strong working relationship with the Board; is a liaison between the Board and Staff
- Prepares and presents executive reports to the Board and Executive Committee, emphasizing matters of strategic importance to the organization
- Works in partnership with the Executive Committee to ensure the integrity and strength of Board leadership and development and to recruit new Board and committee members
Community Relations
- Represents organization at public and professional meetings and to the media
- Consistently works to heighten the organization’s profile and community impact as a key housing organization in the areas it serves; reviews and approves all major public relations materials
- Maintains positive relationships with the organization’s key stakeholders
- Support and participate in state and federal advocacy for affordable housing
- Develop strong and positive working relationships with other housing agencies in service area and state
Philanthropy
- Fundraising and resource development: With and through the Director of Philanthropy and other directors and managers, supervise preparation of grant applications and proposals, build and maintain funder/agency relations, and develop and maintain a loyal and growing base of charitable donors
- Strengthens and expands corporate and foundation partnerships through active participation in targeted activities and organizations; maintains strong relationships with donors, grantors, and funders
- Assists with grant proposal preparation as needed
- Works with the Board to ensure that 100% of the Board is fully engaged in fundraising activities and that the organization has sufficient resources
Real Estate Development
Works with the VP/Director of Development to:
- Initiate and review new project concepts for suitability and feasibility
- Ensure that the acquisition and construction of real property is successful, including research, determining appropriateness to organizational needs and securing financing
- Ensure that housing development projects are completed on time and on budget
- Ensure that projects meet the strategic goals of the Five-Year Strategic Plan
Asset Management
Works with the Director of Asset Management to ensure strong management of MHO’s real estate portfolio.
Finance
Ensures that MHO and its affiliates operate within budget and are financially sound by:
- With and through the Chief Financial Officer, plan and monitor annual budget; ensure proper management of income, expenditures, and cash flow; ensure fulfillment of fund/grant/contract obligations
- Maintaining accountability for and a working knowledge of the operating budget and financial performance of the organization and its affiliates
- Monitoring income and expenditures throughout the year to ensure conformance to the budget
- Reviewing statements and accounts on a regular basis
- Ensures financial reporting and accounting systems are state–of–the–art and highly effective
Programs
- Works with program leadership to ensure that programs are well conceived and delivered and that they conform to the goals of the Five-Year Strategic Plan
- Regularly reviews program performance for adherence to established criteria
- Provide planning and direction of the agency’s programs; supervise program implementation to be timely and efficient
Requirements
Required Knowledge, Skills & Abilities (“Must Haves”):
•10-15+ years of progressively responsible visionary and strategic executive leadership experience in a non-profit, affordable housing and/or community development-focused organization of comparable size; passion for mission and commitment to serving low-income people
•Demonstrated track record in and thorough understanding of real estate development, development finance, property and asset management best practices, home repair and rehabilitation, HUD programs, and/or resident/supportive services, and resource development and philanthropy
•Strong business acumen and excellent financial and organizational risk management capabilities coupled with well-development community engagement, advocacy, networking, and outreach capabilities
•DEI-centered large group/team leadership and supervisory management skills; possess a servant leader as well as a mentoring, coaching, and development spirit and disposition; decisive, able to resolve and de-escalate conflict and foster a culture of results and accountability
•Superior communication, presentation, public speaking, interpersonal, relationship management, persuasiveness, negotiation, diplomacy, influencing, and listening skills; strong dispute resolution and de-escalation capabilities
•Demonstrated track record of success in strategic planning, operational excellence, financial analysis, KPI and metrics development, process improvement, change leadership, and management accountability
