Summary
The Business Development Officer – DMV and NYC Regions (BDO) will foster strategic relationships and source transactions for Momentus Capital in the Washington, DC Metro Region (DC and surrounding MD and VA counties) and in the NYC Tri-State Region (NYC Metro Area including NY, NJ, and CT). More specifically, the BDO will work with prospective borrowers, strategic partners, and other community stakeholders in Capital Impact’s core sectors of business (housing, health care, education, and food systems) to identify community development real estate lending opportunities in the DMV and NYC Regions, that align with Capital Impact’s lending strategy and credit guidelines which will help us to achieve our mission and impact goals. The BDO will be familiar with Momentus Capital’s broader spectrum of capital tools in order to cross-market our capacity building programs, small business loan programs, equity investment products and business advisory services, referring appropriate opportunities to Momentus Capital’s other capital deployment teams.The BDO will be an integral member of the Community Development Real Estate (CDRE) Lending Team. Reporting to the DMV and NYC Market Manager, the BDO will be responsible for deepening market presence through participatory and two-way engagement, expanding equitable access to loan capital through inclusive deal screening and creative loan structuring. The BDO will improve loan pipeline throughput with robust deal screening efforts and collaborative pipeline management. Additionally, they will cultivate and manage effective relationships based on trust building and a client-service mindset, with the goal of increasing capital deployment, especially to historically underrepresented borrowers and communities. The BDO will also work closely with Momentus Capital’s Capacity Building Programs, Equity Investments, Small Business Lending, and Business Advisory Services Teams.
Responsibilities
Market Engagement and Relationship Management:
Market and promote the Capital Impact Partners suite of loan products to community development real estate prospects, other CDFIs and community lenders, community partners, and other financial institutions.
Identify opportunities to establish relationships and increase authentic engagement with potential borrowers, external stakeholders and other community groups to further our mission and deepen our impact, with a focus on historically underrepresented communities.
Manage, initiate and cultivate relationships with prospects and borrowers, market partners, and other community stakeholders within our sectors, focusing on historically underrepresented communities.
Collaborate with other Momentus Capital teams for cross-marketing opportunities.
Represent Capital Impact Partners and Momentus Capital at industry functions, working groups, conferences, webinars, groundbreakings, and other events.
Gather qualitative and quantitative data about our own and our competitors’ product offerings and identify areas for where we can improve our value proposition to the market.
Collaborate with DMV/NYC Market Manager to manage CDRE loan pipelines in the DMV and NYC Regions.
Assist the DMV/NYC Market Manager to respond to all loan inquiries in the market within 24-48 hours.
Analyze market trends and opportunities and identify market gaps to inform strategy, new product development and assist with the development and implementation of products, services and special initiatives in the DMV and NYC Regions.
Coordinate information sharing across Momentus teams in the DMV and NYC Regions.
Assist Marketing and Communications team in producing communications about our lending and other initiatives in the market. Ensuring that communications materials remain accurate and up to date.
Assist in reporting to funders and investors on specific lending programs in the market.
Loan Screening and Early Structuring:
Identify and screen potential borrowers and their community development real estate projects to assess mission and strategic fit, eligibility for loan products and programs, and baseline economic feasibility and project readiness
Review and summarize borrower/sponsor history, management, and financial performance; project plans, team, timeline, and proposed use of loan proceeds
Ensure prospects will meet basic credit criteria before moving loan to underwriting
Identify major risks and other considerations to assist the credit committee in making loan decisions
Establish clear and appropriate expectations with prospective borrowers through discussion and explanation of lending products, programs and processes.
Perform preliminary loan structuring, propose terms, and secure preliminary approval from lending and credit approvers.
Prepare Letters of Interest and/or Term Sheets, communicate proposed terms to prospective borrowers, and negotiate terms as appropriate.
Manage a cohesive transition of loan prospects to Loan Officers and/or Underwriters.
Collaborate with Loan Officers, Underwriters, and other team members to help resolve relationship, loan structuring, and credit challenges that may arise with transactions in the DMV and NYC Regions
Assist with loan screening in other geographic markets on an as needed basis.
Requirements
Professional Skills, Education and Experience
Minimum of 4 years of previous lending experience is required. Bachelor’s degree or advanced degree in business or public administration, finance or related field is preferred. Education level will be considered on a holistic basis considering both education and work experience.
Experience with federal, state and local community development programs is required; preferably with programs that finance affordable housing, health care, educational, and/or grocery facilities.
Experience with Community Development Financial Institutions (CDFIs) and/or New Markets Tax Credits (NMTCs) is a plus.
Candidates should have strong sales and communications skills and the ability to perform basic financial statement analysis; underwriting skills a plus.
Candidates should be able to prioritize and manage multiple projects with multiple stakeholders to advance transactions forward internally, meet tight deadlines, and coordinate and communicate effectively across all levels of an organization and externally to the market in which they are situated.
Proficient in Microsoft programs (e.g. Word, Excel, PowerPoint) Google Suite (e.g., Google Docs, Sheets), Adobe Acrobat and Salesforce is required. The ability to learn and adapt to a changing IT environment is required.
Demonstrated commitment to diversity, equity, inclusion and racial economic justice with a strong understanding of the Momentus mission.
Experience working with historically underrepresented communities, understanding of the local racial history of inequitable and predatory lending practices and the resulting harm to communities, and existing relationships and familiarity with the local market landscape and community leaders/stakeholders are a plus.
Compensation and Benefits
$100,000 to $125,000
